To add a two storey side extension add additional space at ground floor, a new front porch, fully renovate the existing house, and tidy up elevations.
As with all 4 Point Plans's projects we started with an in-depth consultation at the clients house, followed by a survey, and preliminary drawings. Right from the outset the client made it clear that the house needed a complete overhall including all external elevations. There was also the possibility of adding a loft conversion which we duly provided plans and elevations for but which was dropped prior to planning submission.
To help visualise the ideas we provided 3D concepts and simple 3D visuals since our Octagonal annex design was at first treated with scepticism. Once the client saw the ideas in 3D however, they changed their minds, and incidentally now it is built, they consider it their favourite room. The two storey side extension was fairly straightforward, at least it was for is, since local authority guidelines are quite explicit and we know these very well. As such the planning process went smoothly and we quickly gained approval.
Along with the side and rear extensions the client required also a new front porch. Rather than a porch we suggested an open portico with contemporary glass and oak balustrades. The style of this was then carried through the house, with oak and glass to the central hallway, and oak flooring, architrave, and skirting boards throughout.
The ground floor living room was extended with new chimney and the single storey addition became a pleasant annex to the living room with windows and a lantern to provide lots of light for reading. The first floor addition was intended as a master suite with en-suite dressing room and bathroom.
Whilst waiting for the approval to come through we wasted no time and fleshed out the planning drawings with building regulations information and completed the package with structural calculations. To help through construction we provided MEP (Mechanical, electrical, and plumbing plans) ensuring that the finer points were not missed.
With building works beginning shortly after building control approval, 4 Point Plans was asked to help with project management. Though the client did not want full project management we provided a light touch assistance thanks to our bolt-on approach to services, that is we simply added those elements the client required as and when. We assisted by creating a full statement of work and specification package and put out for tender. By collating and translating the returning quotations we helped choose the appropriate builder and attended periodic site visits with client and contractor mediating where necessary and providing amendments when the situation called for it.
The house was finished to a high degree of quality with an impressive kitchen, and a new front wall and driveway with suitable plantings completed the transformation.

Whilst the extension size was fairly straightforward the internal layout of the new living spaces required some thinking. The client did not like the living room at the front so we decided to place the lving room at back taking up the whole extension resulting in a large 4m x 5m living space with two sets of folding doors leading out on to a large deck area with pergola for shade in summer.
Alteration of the internal spaces resulted in a large open plan kitchen and diner suitable for hosting parties or family gatherings with views from the front of the house right through to the garden. The layout thus enabled a cooperative living space where all the family could live and be close together whilst still doing different things. Thus with the aid of detailed accurate drawings, we submitted a householder planning application for both the extension and loft conversion at the same time.
Whilst waiting for the approval to come through we wasted no time and fleshed out the planning drawings with building regulations information and completed the package with structural calculations with building works beginning shortly after building control approval. Whilst the loft conversion was not completed we ensured that the overall design would be suitable for a retrofit loft conversion which the owner could still complete in the future.
