4 Point Plans doesn't just concern itself with the look of your property, we concern ourselves with how it will be built. As such our detailed drawings cover all the necessary planning and building regulations in one package and unlike other architects whom don't deal with building regulations, we don’t neglect critical areas like fire escape routes and the structure, or leave those aspects to others to deal with later on. These things can't be solved easily without redesign or expensive build solutions and even simple things like insulation and glazing levels can trip up your design if not considered at an early stage.
Once you are happy with your plans, we will complete all the required documents for your planning and/or building control application and arrange for the assistance of third party reports (e.g. tree or sustainability assessments) should you need them, though we will try to minimise the need for these costly extras by providing generic statements or information sufficient for approval.
As part of the service we act as agent and advocate and deal with all enquiries regarding your application for you. If any serious or in-depth queries arise such as with boundary disputes or rights of access, we can complete the additional investigations for you (additional fees might apply).
